The selling plan

  1. Your plans

Walk through the home and discuss your timing, questions and expectations.

  2. Preparation & price

Choose the work worth doing and review relevant sales and competing listings.

  3. Going to market

Prepare the photographs, listing materials and plan for showings.

  4. Offers & negotiations

Weigh the price, financing, contingencies and timing together.

  5. Closing

Coordinate the remaining work, documents, signing and possession.

More about working together

Before work begins

We’ll discuss services, communication and compensation, including who would arrange and approve preparation work. Condition questions and optional presentation changes call for different decisions.

Once the home is listed

We’ll review buyer feedback and compare the terms of any offers with your plans. After an agreement, we’ll track the remaining work and documents with the people responsible and coordinate with the closing team.

Seller questions

What’s worth preparing?

Start with the home, your timing and your budget. A short preparation plan can separate the work that needs attention from changes that are optional.

Look at condition and presentation

Flag known repairs and questions that need a specialist. Then look at cleaning, lighting, the entry and how the rooms photograph. Discuss whether a pre-listing inspection, repair estimate or staging consultation would be useful for this property.

Pull together the records

Gather available permits, renovation and maintenance records, warranties and useful details about the home. Include HOA information where applicable. We’ll review which disclosures and documents are needed for your sale.

Choose a manageable scope

Compare cost, time and disruption before deciding on work. Agree on priorities, approvals, who will arrange each job and when the home needs to be ready for photography.

A useful question before spending

“What would this change help a buyer understand or resolve?”

How we’ll think about pricing

A pricing conversation starts with relevant homes and the differences that matter for your property.

Recent sales
Compare completed sales alongside location, size, condition, updates and features.
Homes under contract
Look at which homes are attracting offers and how they were positioned.
Homes on the market
Consider the other options a buyer can choose from while your home is listed.

Then look at this home

The layout, lot, condition, needed work and useful features help explain where it fits. Your timing and priorities belong in the conversation too.

Agree when to review the plan

Decide how we’ll look at showing feedback, new competing listings and offer activity. That gives us a basis for discussing whether the price or presentation needs attention.

The decision stays with you

We’ll work through the evidence and discuss the trade-offs before you choose a listing price.

Showings, offers and closing

Before the listing goes live

Agree on the photographs and listing materials, access arrangements and a workable showing plan. Think through photography day, pets and the notice you’ll need for visits.

While buyers are looking

Set expectations for updates and how feedback will be reviewed. If you’ve already moved, spell out access, property checks and any outside help needed, including who is responsible.

When offers arrive

Compare price with financing, contingencies, deposits and timing. Discuss requests, possible costs and what each choice would mean for your plans.

From agreement to closing

Keep track of agreed work and documents with the people responsible. Confirm the final walkthrough, signing and possession arrangements. Ask the closing team to explain the estimated proceeds and the costs included.

Make responsibilities clear

Who is doing what, by when, and who needs to approve it?
